WHAT IS YOUR REFUND POLICY?
You cancel anytime up to 60 days before arrival in full, save for a £50 admin fee. After 60 days, we will refund you if we can rebook the property for the same price (less an admin fee). If we rebook for a less than the original booking proce, we will refund the difference (less an admin fee). If we cannot rebook at all, there will be no refund.
WHAT REFUND POLICY DO YOU HAVE REGARDING COVID?
In these uncertain times, it is reassuring to know that if you are unable to travel to take your holiday because of a national lockdown, or because you are put into a Tier where you are unable to travel, that we guarantee a full refund, less an admin fee in. This applies only to the address given on the booking at the time of booking being put in a high tier, and when the travel restriction coincides with the period of your holiday.
The refund guarantee covers lockdowns and Tier restrictions, but does NOT cover you (or members of your party) for being unable to travel because you (or a member of your party) fall ill with Covid, or are required to quarantine or self-isolate. These events can be covered by you taking out travel insurance. There are a number of policies that include cover for illness with Covid and self-isolation.
HOW MANY COTTAGES DO YOU HAVE?
We will have a variety of cottages sleeping from 1 person up to a party of 6. For more details, visit this page.
DO YOU ALLOW DOGS?
We certainly do. All of our self catering holiday cottages are dog friendly. All we ask is that you keep your dog on a lead when its outside, your dogs are never left alone and kept out of the bedrooms when it is inside. We will have to charge a little bit extra for your furry friend’s stay to cover extra cleaning. For more information have a look at this page.
WHEN IS CHECK IN AND CHECK OUT?
Check-in is from 1600hrs, however if you wish to arrive earlier, there is no harm in asking, but we may have to say “no” if we are really busy. To make the most of your stay, we’d encourage you to arrive no later than 1800hrs. Do let us know if you are going to be later than this.
Check-out is any time before 1000hrs. Please ensure you leave your keys with us.
DO YOU PROVIDE BED LINEN AND TOWELS?
Yes we will, beds will freshly made up for your arrival and towels will be left fresh on your bed.
WHAT ACTIVTIES ARE THERE NEAR BY?
Where do you want to begin? Being in the country and close to the sea, you can mix it up with a day on the beach, then a day on the North York Moors Railway, or perhaps mountain biking on one of the trails in Dalby Forest. Visit our “What’s On” page to find out more.
DO YOU HAVE PARKING?
Yes. Each property has one dedicated off road parking space (Orchard House has 2 spaces). If you are travelling with more than one car you can park on the street in the village just over the road.
DO YOU HAVE CHARGING FOR ELECTRIC CARS?
No, in 2021 this is something that we do not provide. Though we are looking at it for future years.

WHAT FACILITIES DO YOU HAVE ON SITE?
Each of our self catering rental cottages comes with all the essentials in the kitchen, as well as Freeview TV, DVD,CD players and radio. We have an indoor heated pool measuring 9m x 4.5m, a games room with pool and table tennis as well as coin operated washing machine and tumble drier. Outside, we have two acres of grounds, some set as formal gardens, some left to grow to meadow, play facilities and beyond the walled garden a pond and some woodland to explore.
