Rules, Rules, Rules – nobody likes rules and terms and conditions, so we have tried to keep them to a minimum and be as simple and as clear as possible.

Our number one rule is this…

We want your holiday to with us to be great – but – should you have reason to complain, please let us know as soon as possible during your stay to allow us the opportunity to try and rectify the situation for you,  as its difficult to fix things after you leave.


General Conditions


  • You should take out cancellation insurance to protect you against possible loss.
  • Please note all our cottages are strictly NO SMOKING (including vaping)
  • No pets or animals are allowed into the cottages, except for those specific dog friendly cottages where we make an exception and allow two well behaved dogs in the larger cottage and one in the smaller cottage
  • Dogs to be kept on leads at all times.
  • Dogs are NEVER to be left alone.
  • Access to the cottages on the day of arrival is after 4.00pm and before 6.00pm. If this doesn’t  work for you, please contact us to try and arrange a mutually convenient time (we will usually be around – but please check first)
  • Guests are requested to vacate the cottages by 10.00am on the day of departure, in order that the owners clean and prepare the cottage for arrival of new guests.
  • Under no circumstances may the cottages be occupied by more persons than stated when hired.
  • You and the members of your party agree to keep the property clean and tidy and to leave it in a similar condition as found on arrival. You are responsible to Cliff House Holiday Cottages for any breakages or damage in or to the property- along with any additional costs that may result- which are caused by you or your party, and Cliff House Holiday Cottages can require payment from you to cover any such costs.
  • We ask you to inform us of any breakages and damages which may occur in a timely manner..  In the case of minor breakage requiring replacement of crockery or glassware, there will be no charge. The owners reserve the right to make a charge in the unlikely event of more serious damage occurring.
  • We endeavour to provide a safe environment at Cliff House Holiday Cottages, but we accept no responsibility for any loss, damage or injuries whilst staying at Cliff House Holiday Cottages.  Please note that Cliff House has two ponds, heavily wooded areas and play equipment.  Please ensure that all children are supervised at all times.
  • We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control, we would, however, attempt to offer you alternative accommodation. If this was not possible or unacceptable to you, then we would refund all monies paid by you for the holiday. Except in exceptional circumstances, our liability would not extend beyond this refund.
  • We cannot be held responsible for the breakdown of mechanical equipment such as pumps, boilers or swimming pool filtration systems. We make every effort to keep the swimming open all year round, however it may be necessary to close it due to circumstances beyond our control. No compensation will be paid in these circumstances.
  • Cliff House is our family home and we hope that you enjoy your stay with us. To allow us to maintain exclusive use of our facilities to our paying guests and to meet our insurance and fire safety obligations, guests may NOT entertain or invite additional family members/friends to visit Cliff House during your stay. The number of people using the cottage must not exceed the number stated at the time of your booking, nor can you significantly change the make-up of your party during your stay. We reserve the right to refuse entry to the ENTIRE party if these conditions are not observed. We will treat this as a breach of our terms and conditions, no refund will be given and we will not be legally responsible to you as a result.


Specific Booking Conditions

Covid – 19 Conditions

  • Guests should not travel to Cliff House if they have any Covid-19 related symptoms.
  • Guests showing signs of C-19 whilst staying at Cliff House are required to go for a test. The result of this test must be shown to the owner. If positive then the guest must immediately leave if this is reasonably possible. If for any reason that it is not, and self-isolation is required to take place at Cliff House, then all fees for all bookings affected by this self-isolation will be borne by the guest.
  • To maintain appropriate social distancing for all of our guests and staff, guests may NOT entertain or invite additional family members/friends to visit Cliff House during your stay.

Cancellation Rules for all bookings made for arrival prior to the 1st August 2020

  • When you make your booking and we have received the required deposit, a legally binding contract exists between us that is non-cancellable and non-refundable, except in exceptional circumstances.
  • You may remain liable to pay in full or in part for the booking, even if you are unable to take your holiday. Even where you have not paid in full at the time of cancellation, you will remain liable for the full cost.
  • If for some reason you do need to cancel, it is important that you tell us at the first opportunity (in writing/email) so that we may attempt to re-let your cottage and minimise your loss.  We will make every effort to re-let your booking.
  • If we re-let your cottage for the same value, we will refund your money except for a handling charge of £30.00.  Otherwise we will refund you less the difference, plus £30.
  • A deposit of 25% of the total booking value is payable on booking.  The balance is due six week prior to arrival.
  • All money paid for the holiday is non-refundable.


Cancellation Rules for all bookings made from the 6th June 2020 for arrival on or after the 1st August 2020:

  • Cliff House requires a minimum 25% deposit with the initial booking. The only exception to this rule is bookings via OTA’s (Online Travel Agencies like Airbnb and VRBO).
  • Cliff House requires any balance owed by guest is due no later than 45 days before check in date. The only exception to this rule is bookings via OTA’s (Online Travel Agencies like Airbnb and VRBO).
  • That the maximum trip cost reimbursement is $25,000 USD. Bookings with a trip cost more than $25,000 USD do not qualify for Master Cancel.
  • Bookings with trip costs over $25,000 will need to purchase optional travel protection for coverage benefits.
  • That the maximum trip length is 90 days. Bookings with a trip length more than 90 days do not qualify for Master Cancel.
  • Cancellations within 2 days of the arrival date and no shows will not be refunded.

  • Our Master Cancel program features flexible cancellation terms & conditions allowing our guests to book with confidence, knowing that if they cancel for unforeseen circumstances that arise, you the guest will be returned your valuable booking deposits.
  • Delivers “peace of mind” by simplifying the guest cancellation process into terms that all parties can understand.
  • Guests can cancel up to and including 2 days prior to check-in and receive a refund.
 Master Cancel Terms & Conditions are as follows:
  • Only lodging costs are refunded. Additional extras, including but not limited to cleaning fees, taxes and other ancillary charges, will not be refunded.
  • Refund Payment for cancelled bookings will be released back to the cancelling guest on the scheduled date of check-out of the original booking.
  • Cancellations made 1 day prior to or the day of check-in will not be eligible for refund. Example: For a check in on Saturday, Guests could cancel the prior Monday, Tuesday, Wednesday, and Thursday, but not Friday (1 day prior) or Saturday (day of check in).
  • Guests may cancel their reservation by notifying their property management company in writing that they wish to cancel.
